Three in detail

Single-Tenant Industrial Investment Sale

Industrial, 35,500 SF on 6.42 acres
Hutto, Texas
Seller representation, 2026

Situation

The owner hired us to sell a single-tenant industrial building with a short remaining lease term and excess land. The fundamentals were strong, but the short lease and the uncertain value of the extra acreage made it hard for investors to underwrite.

Approach

We ran a targeted campaign that produced several competing offers. When the first contract was terminated, we went back to the other bidders, kept the competition alive, and put the property under a new contract at a higher price.

Result

Through two contract terminations and a complicated diligence period, the property sold for $500,000 more than the first accepted offer.

Westgate Office Condo Value-Add Acquisition

Office condos, 24,000 SF on 2.2 acres
South Austin, Texas
Buyer representation, 2025

Situation

We found a well-located South Austin office condo complex for a buyer client: five older, tired single-story buildings that had not been well cared for.

Approach

We offered in the property’s first week on the market. Talks stalled, but we kept following up, and two months later the seller came back and the property went under contract. Due diligence then turned up foundation problems throughout the complex that no one had expected. A few days before feasibility expired, we negotiated a 30% price cut to cover those and the other unexpected repairs.

Result

The buyer renovated the complex into a Class A office condo project. Rents went up more than 60%, and several buildings sold to end users at record prices for the submarket.

Build-to-Rent Development Site Disposition

Land, 47 acres
San Marcos, Texas
Seller representation, 2024

Situation

The heirs of the late owners hired us to sell a 47-acre, ag-exempt former homestead in San Marcos, inside the area the city has planned as a second city center. Raw-land buyers were scarce, since most lenders had pulled back from new development.

Approach

A few weeks before we launched marketing, we called the surrounding owners and recent land buyers in San Marcos to let them know it was coming and hear what they thought of it.

Result

We had a buyer in the first week and the property under contract within a month. The deal worked for both sides: the buyer got seller financing on good terms, and the sellers got steady cash flow and a tax benefit. It closed in under six months.
